The Value of Sustainability

At JLL Income Property Trust, we take seriously our responsibilities as both a fiduciary and as a global citizen. Regulatory requirements, along with tenant and investor demand, are also accelerating the push toward sustainability. As a result, our activities that do good for the planet can also positively impact financial performance through:

  • Accretive Value Drivers – increased marketability to tenants, shorter lease-up timing which can translate into higher rents, lower vacancy and greater retention, lower operating expenses, potentially impact value premiums and increased liquidity
     
  • Defensive Value Protectors – protecting against the impact of physical climate events, regulatory changes and associated costs, changes in insurance pricing, and obsolescence risk

Our Approach

Tremont & Huntington

Solar is being installed on the Huntington rooftop, Tremont parking garage, and outdoor parking lot.

  • Offset 85% of the common area energy consumption

  • Enable additional amenity fees for covered parking

Rancho Temecula

Rancho Temecula is installing a solar array to provide on-site renewable energy. Tenants can also opt in to the program.

Stonemeadow Farms in Bothell, WA

Stonemeadow Farms

Thorny problems can require creative solutions. Blackberry bramble bushes were encroaching on the property’s outdoor amenities and landscaping – and engaging a landscaping team would have been challenging and expensive.

Potential Outcomes

  • Our team identified a creative solution to manage the weed growth: goats.
  • Goats were brought to the property and happily ate the blackberry bramble bushes – an environmentally friendly and cost-effective solution.
